Autumn and spring are traditionally the busiest times in the real estate market.

However, it is important to keep in mind that there are also a greater number of properties being listed. Choosing a different season to sell may reduce your competition and make your property more desirable.

 

Spring

Spring is a positive time in the real estate market and many see it as a great time to sell up. Buyers also take the opportunity to strike so they can be settled in before Christmas. Since it’s a popular time to sell, spring often brings a fierce level of competition from other sellers.

Summer

Temperatures are up, the sun is out and gardens are flourishing. This means many buyers will be out and about attending open homes. However enquiries and sales can be on the low side as many head off on holiday over Christmas.

Autumn

People have settled back into their daily routines after enjoying the holiday season and this generally leads to a number of interested people in the market.

Winter

Most people think winter is a bad time to sell. However, if someone is planning on moving house, a bit of rain isn’t going to stop them from attending open homes. Plus, since there are fewer residential properties on the market, your home will have less competition.

 In many cases, factors such as births, deaths, marriages, divorces, job transfers and financial changes also play a significant role in determining when people choose to move home.
